2 Furrow Lane, Hackney

The 2 Furrow Lane development project is an ambitious initiative aimed at providing essential supportive housing in Hackney, London. This project involves the construction of up to 16 new-build apartment units designed for temporary accommodation, specifically targeting individuals with complex needs, primarily from African, Caribbean, and Dual Heritage backgrounds. Located on a former garage site near Homerton Hospital, the development will transform this underutilised space into a safe, secure, and supportive living environment.

2 Furrow Lane is a crucial component of HOMESWIM'S strategy to expand its base and increase supported accommodation. By developing high-quality supported housing units, HOMESWIM aims to provide safe, secure, and supportive environments for individuals with complex needs, ensuring they receive the necessary support to lead fulfilling lives. This project represents a significant step in HOMESWIM's ongoing efforts to support marginalised communities and promote social inclusion.

The project addresses the acute need for supported housing in Hackney and leverages the site’s strategic location and existing infrastructure to deliver a development that aligns with both local planning policies and community needs.

Initiative and Collaboration

 

Collaborating closely with Hackney Council and other key stakeholders, we will significantly increase supportive housing availability in the area. The project exemplifies innovative financing arrangements, leveraging a mix of public and private funding to ensure financial sustainability and long-term impact. Peter Merrifield, the driving force behind our partner social enterprise, Support When It Matters, is currently in negotiations with investors, including Charity Bank, city charity investors, and the Greater London Authority, to secure up to £3m for the project.

Project Progress and Timeline

 

2 Furrow Lane project is at the crucial stage of securing planning permission. A Request for Proposal (RFP) has already been issued to architectural practices known for their social housing expertise and empathy for our social mission.

 

The design of the new project will integrate seamlessly into the surrounding area, respecting local planning policies and the character of the neighbourhood. The detailed planning and design work are underway. We are actively engaging with local planning authorities to address site-specific challenges and requirements.

The expected completion date is Summer/Autumn 2026.

Key milestones include finalising design plans, obtaining necessary approvals, commencing construction, and ensuring timely project delivery. We are currently seeking a capable Employer's Agent to oversee the project, ensuring it meets its objectives and delivers high-quality, supportive housing.

This development represents a significant step in our efforts to provide high-quality, supportive housing solutions, enhancing the quality of life for individuals from marginalised backgrounds and contributing to the broader goal of social inclusion and community well-being.
